If you’ve seen the latest headlines, you might think the real estate market just hit a wall. Redfin recently reported something we haven’t seen in years: a massive national gap between sellers and buyers—nearly 500,000 more homes for sale than there are buyers actively searching. In fact, this is the largest imbalance on record.

Here’s what’s happening across much of the country:

  • Sellers now outnumber buyers by 33.7% nationally

  • In Miami, the ratio is nearly 3 to 1

  • Condos are especially hard-hit, with 83% more sellers than buyers

  • And over 2 in 5 listings have been sitting for 60+ days

Why the shift?

High mortgage rates, buyer fatigue, increased inventory (especially in Florida and Texas), and economic uncertainty are all playing a role. Many sellers who were “locked in” by their low pandemic-era rates are finally deciding to list—and they’re entering a very different market than they expected.

🔔 But before you panic, take a deep breath. Because here in the Lehigh Valley and the Poconos, we’re not seeing the same story play out.

Just this week:

  • One of our CENTURY 21 Keim agents, Brian Lam, had 13 offers on a listing in the Poconos.

  • I personally received 5 offers on a Philadelphia property in less than 48 hours.

📍 Why? Because all real estate is local.
While national trends are important to watch, your neighborhood market is what truly matters. And locally, demand remains strong for well-priced, well-presented homes. We still have a shortage of certain types of inventory, especially move-in ready homes in desirable school districts or vacation-friendly areas.

That said, this could be an early warning sign. Markets don’t shift overnight—but they do shift. If you’re thinking of selling, this is not the time to test the market with an inflated price. Well-priced homes are still flying off the shelves. Overpriced ones? Not so much.
